Planning statements provide planning officers with all of the ammunition they need to approve an application. Whether as stand alone reports, covering letters or as part of a more visual Design and Access Statement, a well written statement allows the opportunity to sell the scheme and to demonstrate policy compliance.
It should always be possible to negotiate your scheme to a successful conclusion. However sometimes you may not want to compromise or you may not agree with the Council's interpretation of policy. We are experienced and highly successful in appeal situations and needn't have been involved in the original submission to assist you. Please ask for further advice on appeal statements and submissions.
Do you have a development idea but are unsure whether it is feasible? Or perhaps you have land or property and want to understand what its development potential is? We will undertake a site specific review and highlight all of the planning risks and opportunities for you. Once you have this base level of information you will be well equipped to take forward any project.
Ask about permitted development or for a general opinion on your proposal. We can guide you through the local authority requirements and can prepare and submit your application, managing it safely through the process. Where there are complications we can draw on our experience and our relationships with a wide range of technical experts who can help you out.
Sometimes the straightest route is not the quickest. We can advise on your best route to planning from a position of knowledge and experience. We will never dictate to our clients what to do, but will always lay out the risks and discuss the permutations so that a fully informed decision can be taken.
Most planning permissions contain planning conditions and obligations, some of which require additional technical information to be submitted and approved by the Council. We can direct you to the right technical expertise and manage the submissions on your behalf to ensure that there are no delays in starting work.
